What's included in the inspection
Visual and functional inspection of the full on-site sewage facility (OSSF). We open the tank, check sludge and scum levels, test inlet and outlet baffles, inspect distribution boxes and laterals where accessible, and evaluate aerobic components if present.

When a pumpout is part of the inspection
You can't properly inspect a tank that's full of sludge. If the tank needs pumping to see the baffles and measure condition, we can do both on the same visit — you pay for the inspection and the metered pumpout, not a return trip.

We'll document exactly what failed and why. We're not a repair company — we'll point you toward licensed installers who can scope a fix.
Do you pull pumping records with the inspection?
We pump and document ourselves when needed. For historical records from prior owners, Hays and Comal County OSSF authorities hold permit files — we can tell you how to request them.
